In Thailand, there are two options for property ownership: Freehold and Leasehold. The first form entails complete ownership, while the second involves a long-term lease.
Foreigners have the right to full ownership of both the land and the property.

Flexibility in selling or transferring ownership with fewer restrictions.
Foreigners can enter into a long-term lease agreement with the property owner for up to 30 years (with possible extensions).
This grants foreigners the long-term right to use and reside in the property.
When choosing between these ownership forms in Thailand, it is crucial to consider individual needs, long-term plans, and property specifics.
In Thailand, 49% of a condominium can be owned by a foreigner through Freehold. By formalizing the corresponding sales contract, the buyer pays approximately 3.3% of the transaction amount as a property purchase tax.
The remaining 51% of the condominium is available for sale to Thai citizens. If Thais do not acquire this portion, it can be sold to foreigners through Leasehold. Such properties typically cost around 5-10% less than assets available for purchase through Freehold.
How long will the property purchase take in Thailand
On average, the process of buying and obtaining property rights takes from 14 days to 1.5 months, considering that the project has been completed.
Stages of the purchase:
- Deposit payment: This stage can be completed relatively quickly, usually within a few days from expressing your interest in the property. Typically, the deposit amount does not exceed 100,000 baht.
- Deposit payment and contract formalization can occur simultaneously. This stage takes 14-21 days.
- First Payment. After the successful formalization of the contract, you are required to make the first payment according to the payment schedule.
- Property Handover and Commencement of Ownership Process: This stage can take several weeks and is carried out through the Land and Architectural Committees.
